The appicant proposes to reface an existing pyon sign and repace three wa signs on the North, South and East eevations. The subject property incudes a 7,800-square foot bank ocated within the Fairview Shopping Center, a 234,995-square foot commercia deveopment on an 18.94 acre parce. The property is ocated within the Community Genera Pan and use designation and is within the PI (Professiona and Institutiona) zoning district. The signage is subject to the reguations of the Fairview Shopping Center Overa Sign Pan. Poe Sign: The existing doube-sided pyon sign is approximatey 15.5 feet ta and contains two signs, an approximatey 26-square foot sign reading Santa Barbara Bank & Trust and an approximatey 7-square foot sign reading Motor Bank (with arrow). The appicant woud reface the 26-square foot internay iuminated sign with a routed out white auminum face sign with cear acryic push thru graphics reading Union Bank in bue approximatey 9-inch etters preceded by a red approximatey 14-inch styized U. The appicant wi aso reface the 7-square foot internay iuminated sign with a routed out bue auminum face sign with cear acryic push thru graphics reading Drive-Up Teer (with arrow) in white etters. Master Brand Logo and Aternative Stacked Version Union Bank Abbreviated Logo Guideines 9.26.12 Preferred Logo The Union Bank ogo has two components; a symbo (styized U ) and a wordmark ( Union Bank ), that must not be separated. A ogos are created as ocked-up pieces of artwork that shoud never be modified. Two basic configurations: 1. Defaut ogo: Horizonta with registration mark. NEW USAGE RULE The ogo is never to be used in a heading or as part of a sentence 2. Aternative ogo: Stacked with registration mark. For use when size or spacing restrictions prohibit use of the preferred horizonta ogo version. Use must be approved by Brand Management. Cear Space and Minimum Size Requirements Union Bank Abbreviated Logo Guideines 9.26.12 Cear Space Requirements Cear space is the area surrounding the ogo that must aways be kept free of any text or graphic eements. This ensures that the ogo stands out distinctivey. Cear space is measured by the height of the B in the word Bank, shown as the vaue X in the exhibits on this page. The minimum cear space must aways be 1X on a sides of the ogo. The appropriate registration mark is buit in to the digita artwork and shoud not be resized or moved. The ega registration mark shoud be used at a times. Introduction The intent of this sign criteria is to provide the guideines necessary to achieve a visuay coordinated, baanced and appeaing signage environment at the above mentioned project, and in accordance with the City of Goeta and its adopted sign requirements. Adherence to this sign criteria sha be rigorousy enforced. Any non-conforming signs. sha be removed by the tenant or his sign contractor at their expense, upon demand by the owner. The owner and architect sha review exceptions to these standards, which woud 'aso require review and approva by the City of Goeta Panning Department and Design Review Board. Accordingy, the Owner, through the architect, wi retain fu right of approva of any sign used in the center. Measurement of sign areas In appying the sign area standards of this artice, the periphery of the sign sha be' estabished by drawing not more than eight straight ines encompassing the extremities of the sign within the smaest possibe area. In the case of a doube-faced sign, ony one face of the sign sha be incuded in the sign area measurement. Supporting structures so designed as to perform an advertising function sha be incuded in the sign area. No exposed crossovers, conduits, conductors, transformers, etc., sha be permitted. 2. A ettering sha be restricted to the "net sign area." See accompanying design criteria for specific information. Refer to Exhibit G. 3. No projections above or beow the "net sign area" (exhibit G) wi be permitted (except as otherwise approved in writing). 4. New tenants may not reuse any identifier exceptions granted to any existing Major tenant.) The descriptor signs may not exceed 39 square feet of signage (Existing Michaes) each with a max etter height of 12". Descriptor signs may be internay iuminated channe etters, but with transucent etters or reverse iuminated channe etters (not transucent). (New tenants may not reuse any descriptor exceptions granted to existing Major tenants.) To determine the sign area, a signs on a tenants store frontage are measured individuay as opposed to the standard method described in the existing Sign Reguations Artice I. The cumuative area of the individua signs for one tenant sha not exceed 125 square feet. A new future major stores of this size wi need to compy with these newy estabished sign aowwces. For existing stores over 18,000 s.f. and under 39,000 s.f.: (e) (f) Existing signage may be reocated. Existing internay iuminated box signage is prohibited (i.e. pharmacy sign and OPEN 24 HOURS sign at RiteAid). In order to compy, these signs need to be repaced with reverse iuminated channe etters 12" high. For existing stores over 39,000 s.f.: a. The store identifier sign may not exceed 163 square feet (Existing OSH) with a max etter size of 48". It may be internay iiuminated individua pastic faced etters. b. The descriptor signs may not exceed 39 square feet of signage (Existing Michaes) each with a max etter height of 12". Descriptor signs may be reverse iuminated channe etters, but not transucent etters. (Exception f

approved by DRB: The OSH "Garden Center" etter height may exceed the etter height imit, but wi have to be reverse iuminated channe etters. c. To determine the sign area, a signs on a tenants store frontage are measured individuay as opposed to the standard method described in the existing Sign Reguations Artice I. The cumuative area of the individua signs for one tenant sha not exceed 200 square feet. d. A new future major stores of this size wi need to compy with these newy estabished sign aowances. The OSH and Rite-Aid wi be aowed to have signage in compiance with the above imits on aowabe sign areas on two buiding faces since they are ocated on comers and have three parking ot exposures. E. THEATRE SIGNAGE CRITERIA 1. Tenant Wa Signs: For up to three buiding faces, the theatre is permitted to have one identifier sign on each buiding face. The north, east, and south eevation identifier signs may not exceed 50 s.f. each, with a maximum etter size of 24". 2. Changeabe Copy Sign: One internay iuminated changeabe copy sign with a maximum area of 165 s.f. is permitted, in addition to the aowabe identifier signage. This changeabe copy sign wi be aowed to have changeabe type and genera theatre identifiers. 3. Movie Poster Dispay Cases: The theatre wi be aowed to have a tota of 12 poster dispay cases, each with an area of 16 sqme feet. 3 cases wi be aowed. on the north eevation, 3 cases wi be aowed on the south eevation, and 6 wi be aowed on the kiosk-ike structures. These cases wi be aowed to have changeabe posters for the advertisement of fims to be shown at the theatre. F. SHOPPING CENTER IDENTIFICATION SIGNAGE 1. One monument sign sha be ocated at the comer of Fairview and Cae Rea per the attached exhibit E (pan) and F (eevation). This wi incude Shopping Center ID "Fairview Center" as shown. The identification of major tenants in 8" high etters max wi be a future aowance subject to changes to the existing sign ordinance. 2. One monument sign sha be ocated at the main entry fiom Cae Rea with signs for major tenants as shown in the attached exhibit F (eevation) and the attached Site Pan. This wi incude Shopping Center ID "Fairview Center" as shown and identification of major tenants in 8" high etters max.

3. Tower Identification signage: Shopping Center ID ogo sha be provided on two faces of the corner tower per the attached detai H (graphics), Exhibit I and J (eevations). 4.
