Introduction my family picnicking at the construction site of our new house in 1979 Growing up in the Midwest, construction sites were my playground. My father is a developer and every weekend he took me and my siblings off my mother s hands for a few hours to show off his latest projects. We got to play in the construction sites of apartment complexes with tennis courts, clubhouses and swimming pools as well as swinging 70s condos built on stilts overlooking the Ohio River, to a swanky yacht club and even a suburban shopping mall. My youngest brother expressed interest in building when he was ten and at thirteen he did in fact build his first house. Now this same brother builds massive shopping centers, so as you can see I come from a Real Estate family and understand the game of Real Estate. Real Estate Luck - sell faster is 10 years in the making. When I was certified in Feng Shui sixteen years ago followed by an Advanced Degree in Feng Shui for Real Estate, my focus was working with agents buying and selling property. It seemed a natural since Feng Shui deals with land and so do Realtors. I gained a vast amount of experience and knowledge on what makes a house sell faster by working with agents from Los Angeles to Aspen and New York City. Tackling my first twelve million dollar home in Aspen, I was reminded that it didn t matter if the building was large or small - the same rules applied. The goal is the same. You are attracting ONE perfect buyer who loves the house or property and is ready to pull out their check book. Even when the market is high and property seems to sell itself, how are you going to set yourself apart? When the market is low, how will you stay afloat? Will you be a forward thinker? In a competitive market that is constantly rising and falling, what is going to give you that edge? Feng Shui is not a cult or a fad. It is a design philosophy based on harmony within the environment. Literally, FENG means WIND and SHUI means WATER. Feng Shui is a goal-oriented science. The goal when using Feng Shui is to sell the property at the highest value possible. The more you bring to the table in any business, the more valuable you become. The Western Real Estate market is catching up to what the Far East has known for hundreds of years. Prosperous cities like Hong Kong, Singapore and Kuala Lumpur, were built on Feng Shui principals. It is a 3,000-year-old Ancient Chinese Art and the New York Times recognized it a few years ago as a successful tool. 10 11

California Building Standards Code: China, Taiwan, Singapore and Malaysia regard Feng Shui as a vital part of everyday life. Citibank, Shell, Donna Karan, Oprah Winfrey and Donald Trump consult experts on their properties. The structure of a building can affect a person s behavior, which, in turn can determine the success of a person s personal and professional relationships. The theory behind Feng Shui is that a life force energy flows through all things - buildings, hills, rivers, power lines and people... placement of objects can enhance a person s wealth and good fortune. Raise the Qi - Raise the Value! As the Listing Agent, the benefit of staging property with Feng Shui is that you will sell that house faster. You will attract a quality buyer and in many cases, raise the value. Honey, stop the car! is the all-important first impression of fabulous curb appeal. Raise the Qi - raise the value will be your mantra. What type of Feng Shui are we going to use? In my practice, I use a mash-up of Western and Classical Feng Shui because I have been trained in both. When it comes to house listing there is a different set of criteria, because we are not setting up a property for specific residents. We are energetically releasing it. So, there is no need to use a Luo Pan compass or divide it into 8 Mansions. I do not subscribe to the cure approach of adding wind chimes or hanging faceted crystals because your listing should not look like a Chinese souvenir shop. That said, our main focus is Qi (pronounced chee.) Qi is the unseen lifeforce energy that exists in all things. Without Qi - you have nothing. Tapping into good Qi does not start inside with the placement of the couch and furniture. It begins outside, because if your surrounding landforms do not possess happy Qi you cannot bring it inside. Qi is natural, not man-made. Real Qi comes from the mountains and the water like rivers and oceans. A true Feng Shui consultant will talk about harnessing Qi in the environment. When Qi flows, the occupants are healthier and happier which increases their wealth because they are then able to capitalize on opportunities. When important Qi is clogged or stuck, everyone living in the residence is negatively affected. Their work performance and relationships will be unhappy and sickly. When you harness the Qi in your environment it helps you achieve your goals. Feng Shui is not about making your home a money magnet. It is about making your home or work space a comfortable and joyous place that supports your life goals. This is how we are going to approach selling faster with Feng Shui. 14 15
The Magical Combination How to use this book: The goal of my 4th book in the Lucky Series is to focus on Realtors listing their property both residential and commercial. Same applications apply. Obviously an easy property is easy to list and sell. It s those pesky problem projects where I usually get called in to help. It could be a home owner who refuses to clean up and clear their clutter or an empty home devoid of energy and warmth, and then there s always the haunted homes where a spirit refuses to leave.
