EXCLUSIVE LUXURY RETAIL SPACE FOR LEASE CURRENT SUBMARKET OVERVIEW Several major retail developments in the Bloor-Yorkville area are competing for anchor tenants in 2016. These include the two hi-rise residential buildings at the corner of Yonge and Bloor, 1 Bloor Street East and 1 Bloor Street West ( The One ), the conversion and total renovation of Hazelton Lanes by First Capital to become Yorkville Village, and future expansion plans for Cumberland Terrace, 2 Bloor Street East, the Holt Renfrew Centre, 100 Bloor Street West and the Park Hyatt Hotel. as existing space dried up and these major projects got off the ground. As renewals in some of the existing Bloor West luxury retail buildings hit the $400 net per square foot mark, there has been a growing feeling among retailers in this category that, since city blocks in Toronto are relatively short and easily walkable, that an off-bloor presence with twice the space at half the rent, could be a viable route to take as pre-recession lease terms began to expire and tenants became faced with increases in the direction of $400 from prior to 2008. 23 St. Thomas Street is perfectly positioned to accommodate this retail trend, and is closer to Bloor than Yorkville. :: 16
