Introduction In August of 016, the City of San Juan Capistrano reviewed and approved a temporary real estate signage program prepared by Pacific Point Development Partners LLC for the Pacifica San Juan project. Our 016 sign program was based on an approved 007 program proposed by the previous developer, SunCal Companies. With the intention to help drive traffic to Pacifica San Juan, Pacific Point Development Partners LLC would like to revise some of our current signage while introducing new sign elements such as banners, flags, and light pole banners. Purpose Pacifica Point Development Partners LLC proposed to erect temporary real estate signs for the purpose of real estate sales, with the Pacifica San Juan Development. The following is a detailed description of each sign along with an exhibit that graphically depicts the location of each sign. Timing It is intended that this Sign Program will be in effect for approximately five years. However, if unfavorable market conditions prevent the project from being fully sold within two years, Pacifica Point Development Partners shall have the option of extending the time period at the discretion of the Planning Director.

Entry Sign (Revised) The Entry Sign is proposed to be located on the northeast corner of Camino Las Ramblas and Avenida California. The sign is vinyl adhesive, mounted on a 1/8 aluminum panel and is seven feet in height and three and a half feet in width. The rectangular sign is mounted to two 4 x4 aluminum posts with an eighteen inch clearance from the base of the posts to the bottom of the sign bringing the total height of the sign to eleven feet. The text on the sign includes the Pacifica San Juan logo, Residential Enclave, and a directional arrow. The sign has a dark blue background with white lettering while the aluminum posts will include a finial and will be power coated black. The sign will sit in existing mature landscaping and will be removed once the entire development is sold.

Light Pole Banner Flags (New) With the relatively large size of Pacifica San Juan with a single backbone street throughout the community we are proposing light pole banner flags to be a number of light poles along Avenida California and Vista Marina as shown on the Flag/Banner Map. Each location will include two 10 x 36 banners placed nineteen feet above grade. One banner will include the Pacifica San Juan logo in blue writing with a green background. The other banner will vary in hi-resolution images that portray the theme and lifestyle of the Pacifica San Juan community. Kiosk Direction Signs (Revised) Nine revised Kiosk Direction signs are proposed along Avenida California. These signs are 48 x6 aluminum panels mounted on a 4 x4 aluminum post with a two foot clearance from the base of the post to the bottom of the sign totaling six feet in height. The revised kiosks feature the colors to match the Entry Sign, Pacifica San Juan community logo, and large print community name signs with arrows indication the location of each community. The Kiosk Directional signs are shown in purple on the Sign Exhibit. The Kiosk Directional signs will be removed once the entire development is sold out.

Model Tour Signs (Revised) Twenty three revised Model Tour Signs are proposed along Avenida California, Vista Marina, and Via La Jolla. These signs are 1/8 thick aluminum panels 30 tall by 30 wide mounted on a 3.5 x3.5 aluminum post with 3 clearance from the base of the post to the bottom of the sign totaling five feet two inches in height. The tour signs feature similar print and colors to the entry sign of dark blue background with white lettering and a black powder coated post with a finial. The revised sign has deleted the Pacifica San Juan and Taylor Morrison logos while placing larger Model Tour text and arrows guiding visitors to the nearest model. Builder I.D. Signs (Revised) Builder Identification signs are proposed to be located at the entrance of each individual community for a total of seven signs. These signs are six and a half feet tall, three foot three inches wide 1/8 thick aluminum panels mounted on a 4 x4 aluminum post with a foot and a half clearance from the base of the post to the bottom of the sign totaling eight feet in height. The proposed Builder I.D. signs include the original design of the Pacifica San Juan logo at the top, the name of the individual community, the square footage range, and contact information. The only changes include the larger font and logos with the addition of directional arrows. Banners (New) With Pacifica San Juan being a well-hidden community tucked away in the hills of San Juan Capistrano we are proposing two banners that would be visible from the I-5 freeway with the purpose of informing passerby of a community they may not know even exists. These banners will be six feet tall by fifty feet wide placed on 4 x1 posts eight feet above grade putting these banners at fourteen feet high. The north facing banner placed within tract 15609 above Vista Marina will read New Homes Now Selling and the west facing banner placed on a slope below Avenida California will read Exit Camino Las Ramblas. Both of these signs will have white lettering on a dark blue background with their locations shown on the Pacifica San Juan Flag/Banner map. Entry Monument Lettering (New) We are proposing to place Pacifica San Juan lettering on an existing monument wall located along Avenida California. We feel that this additional signage will create a more pronounced entry into the community. The entry monument lettering will be permanent.
