This amendment would allow for improvements to the electronic video signs at 798 Granville Street on the northeast corner of Granville and Robson. 2 BONNIS PROPERTIES Bonnis is a family-owned company with a commitment to investing in and building communities in Vancouver. Bonnis Properties has been active in developing mixed-use commercial buildings for over four decades. The company has focused on downtown Vancouver for the past two decades, playing an integral role in the City s coming of age. Principals Dino Bonnis and Kerry Bonnis were recently recognized by the Downtown Vancouver Business Improvement Association for their work in bringing positive change to Granville Street. 3 Drake Street SITE CONTEXT 798 Granville Street is located at the heart of one of Vancouver s best-known shopping and entertainment destinations. Granville Street entertainment district is known for its bright lights and vibrant mix of restaurants, bars, and nightclubs. Robson Street is one of the oldest shopping streets in the city. The intersection of Robson and Granville is one of the busiest locations in Vancouver. The array of shop signs, lights, and advertising contribute to a fast-paced environment, attracting residents and tourists to the hustle and bustle of the area. Granville Street has a long history of eye-catching signage that contributes a colourful energy and aesthetic to the streetscape.
4 PLANNING CONTEXT City of Vancouver Sign Bylaw (989) The City of Vancouver s Sign Bylaw regulates the number, type, appearance, and location of signs such as awning signs, billboards, free-standing signs, and signage on the face of buildings (fascia signs). These regulations provide clarity for business owners about the types of signage they are allowed to display, and can help to establish a cohesive character for signage in different districts in the city. MAP 3 Granville Street Sign Bylaw Regulations The sign displays on the Granville Strip play a significant role in establishing the character of the street and help to convey its identity as the city s primary entertainment district. The Sign Bylaw recognizes this by encouraging more vibrant and exciting signage along Granville between Hastings and the Granville Street Bridge. To address the street s unique circumstances, the City has allowed for larger, more prominent signs, as well as a greater number of signs than is permitted elsewhere in Downtown. City of Vancouver MAP 3 The current Sign Bylaw recognizes that the intersection of Robson and Granville puts the vibrancy of the city on full display and allows for two video screens to display advertising material on the third floor of 798 Granville Street. The proposed replacement signs will be placed lower down the building façade on the second and part of the third floor. This will allow the displays to better interact with pedestrians at the street level and to reduce impacts on neighbouring residences. The new displays are intended to replace existing signs that have reached the end of their lifespan.
5 PROPOSAL DETAILS The proposal for 798 Granville Street includes updates to modernize the technology and improve the reliability and aesthetic of the building s two video signs, while reducing the visual impact on residential neighbours. The proposal includes enlarging the video screens and placing them lower down the façade of the building, as well as angling them down toward the street. This will allow the displays to better engage with pedestrians at street level, while reducing their impact on nearby residents.
6 PROPOSAL DETAILS A larger, more versatile display will help to animate Granville Street, building on its existing character as a lively commercial district. Replacing the existing media displays will greatly improve their reliability, as the current signs are reaching the end of their lifespan. This provides an opportunity to use innovative new technology that will improve the energy efficiency of the display and allow for more flexible and engaging content. The new signs will also feature ambient light sensors, which will automatically adjust the brightness of the signs in response to daylight and nighttime conditions. This will contribute to reduced energy consumption and reduced impacts on neighbours. 7 DISPLAY CONTENT The new video signs will allow for higher-quality, more reliable, and more flexible programming material. In keeping with the energy and aesthetic of Granville Street, the content of the new signs will primarily be advertising. The dimensions of the proposed signs will fit standard advertising format, which the current signs do not. The new signs will also display video art and community programming 0% of the time, as well as being equipped to display emergency announcements administered by the City of Vancouver.
