Pacifica San Juan Revised Sign Program for Temporary Real Estate Signs Prepared For: City of San Juan Capistrano Prepared By: Pacific Point Development Partners LCC July 2016
Introduction In March of 2007, the City of San Juan Capistrano reviewed and approved a temporary real estate signage program prepared by SunCal Companies for the Pacifica San Juan project. Pacific Point Development Partners LLC would like to work off this previously approved program with the intent to update the design of the various signs to current trends while keeping the same sign locations as shown on the previously approved sign exhibit site map. Purpose Pacifica Point Development Partners LLC proposed to erect temporary real estate signs for the purpose of real estate sales, with the Pacifica San Juan Development. The following is a detailed description of each sign along with an exhibit that graphically depicts the location of each sign. Timing It is intended that this Sign Program will be in effect for approximately five years. However, if unfavorable market conditions prevent the project from being fully sold within two years, Pacifica Point Development Partners shall have the option of extending the time period at the discretion of the Planning Director.

Entry Sign The Entry Sign is proposed to be located on the northeast corner of Camino Las Ramblas and Avenida California. The sign is vinyl adhesive, mounted on a 1/8 aluminum panel and is seven feet in height and three and a half feet in width. The sign is mounted to a 4 x4 aluminum post with a two foot clearance from the base of the post to the bottom of the sign bringing the total height of the sign to nine feet. The text on the sign includes the new Pacifica San Juan logo, Journey to the Sea, Eight New Neighborhoods, Splashes Rec Center, and Scenic Hiking Trails, along with the project contact information. The sign has a dark blue background with white lettering while the aluminum post will include a finial and will be power coated black. The sign will sit in existing mature landscaping and will be removed once the entire development is sold.

Kiosk Direction Signs Nine Kiosk Direction signs are proposed along Avenida California. These signs are four foot tall three and a half foot wide 1/8 inch thick aluminum panels mounted on a 4 x4 aluminum post with a two foot clearance from the base of the post to the bottom of the sign totaling six feet in height. The kiosks feature similar print and colors to the Entry Sign, seven community name signs with arrows indication the location of each community. The Kiosk Directional signs are shown in purple on the Sign Exhibit. The Kiosk Directional signs will be removed once the entire development is sold.
Model Tour Signs Sixteen Model Tour Signs are proposed along Avenida California, Vista Marina, and Via La Jolla. These signs are two feet tall, two feet wide 1/8 thick aluminum panels mounted on a 4 x4 aluminum post with three foot clearance from the base of the post to the bottom of the sign totaling five feet in height. The tour signs feature similar print and colors to the entry sign of dark blue background with white lettering and a black powder coated post with a finial. Sign includes the Pacifica San Juan logo, text Model Tour with arrows guiding visitors to the nearest model. The Model Tour signs are shown in green on the Sign Exhibit. The Model Tour Signs will be removed once the entire development is sold.
Builder I.D. Signs Builder Identification signs are proposed to be located at the entrance of each individual community for a total of seven signs. These signs are six and a half feet tall, three foot three inches wide 1/8 thick aluminum panels mounted on a 4 x4 aluminum post with a foot and a half clearance from the base of the post to the bottom of the sign totaling eight feet in height. The signs include the Pacifica San Juan logo at the top, the name of the individual community, the square footage range, and contact information. The background colors will be either light blue or turquoise with white lettering and black power coated post with a finial. The Builder I.D. signs are shown in orange on the Sign Exhibit. The Builder I.D. signs will be removed when the corresponding community of homes is sold out.
Future RV Parking Site/Future Park Site/Splashes Signs One Future RV Parking Site sign is proposed to be located in the RV Parking Lot. The RV Parking Lot sign is three feet tall, four foot wide 1/8 inch aluminum panel mounted on a 4 x4 aluminum post with a four foot clearance from the base of the post to the bottom of the sign totaling seven feet in height. The sign includes the Pacifica San Juan logo on top with text Planned for Future RV Parking Site. The background color will be dark blue with white lettering and black power coated post with a finial. The RV Parking Site sign location is shown in yellow on the Sign Exhibit. Three Future Park signs are proposed within the Pacifica San Juan project. The Future Park signs are three feet tall, four foot wide 1/8 inch aluminum panel mounted on a 4 x4 aluminum post with a four foot clearance from the base of the post to the bottom of the sign totaling seven feet in height. The sign includes the Pacifica San Juan logo on top with text Planned for Future Park. The background color will be dark blue with white lettering and black power coated post with a finial. The Future Park sign locations are shown in yellow on the Sign Exhibit. One Splashes sign is proposed to be located in the recreational center site. The Splashes sign is three feet tall, four foot wide 1/8 inch aluminum panel mounted on a 4 x4 aluminum post with a four foot clearance from the base of the post to the bottom of the sign totaling seven feet in height. The sign includes the Splashes logo on top and the Pacifica San Juan logo on bottom with text Planned for Future Development. Sales Center and Residence Signs Sales Center signs are two and a half feet tall, twenty three inches wide 1/8 inch aluminum panel mounted and a 3.5 x3.5 aluminum post by a 1 x1 crossbar totaling five feet in height. The sign is double sided that includes the community name on top and text Thank You for Visiting, Sales Center, and Sales Center Parking. The background colors will be either light blue or turquoise with white lettering and black power coated post with a finial. The Sales Center signs will be installed in locations per the approved various Model Temporary Use Permits. Residence signs are one and a half feet tall, fourteen inches wide 1/8 inch aluminum panel mounted and a 3.5 x3.5 aluminum post by a 1 x1 crossbar totaling four feet in height. The sign is double sided that includes the community name on top and text Residence One, Residence Two, Residence Three, Residence Four, and Residence Five. The background colors will be either light blue or turquoise with white lettering and black power coated post with a finial. The Residence signs will be installed in locations per the approved various Model Temporary Use Permits. The Sales Center and Residence signs will be removed once a community is sold out.
