It is important to consider the following as you read this article: The two parcels which comprise the referenced site (AP Numbers & ) equal a total of ±12,332 square feet of land. According to the article, the estimated purchase price was approximately $25,000,000, which would equate to $2,027 per square foot for the land. The parcels of the referenced site are both zoned C1.5-1VL, which allows for residential and commercial uses, but only at 1.5:1 FAR. The allowable FAR would be ±18,498 square feet total. At the estimated purchase price of approximately $25,000,000 this equates to $1,352 per FAR square foot. The Wilshire Boulevard site allows for a 6:1 FAR and a variety of uses, from residential and commercial to office and/or hotel. The Early World site referenced in the article ( San Vicente Boulevard, zoned C1.5-1VL) recently sold to Rick Caruso for $551 per FAR square foot. C1.5-1VL has a height restriction of 45 from highest grade. There is no height limit at the Wilshire Boulevard site. The address listed in the article is not accurate.
