1 Broadway Promenade Playbill Condominium Association VOLUME 11, ISSUE 5 May 2018 A Message from Management Thank you for having me back! I am both humbled and honored to have been given the opportunity to return to Broadway Promenade as your manager. With the history I have at Broadway, 8 years property management experience, and the best team in Sarasota, I am confident that we will get the job done well. I m happy to be back and ready to get to work in my new role. Please stop by the office to say hi and let me know if you have any questions or concerns. As this busy season comes to a close we want to wish all who are heading up North a great summer. As the rest of us stay put, we will enjoy the sun, the light traffic and the short wait at our favorite restaurants. And you can be sure your Broadway team will be fast at work accomplishing some exciting summer projects. Sincerely, Tomi Andrews, LCAM Manager BOARD MEETING MAY 17 10:30 AM CLUB ROOM Happy Hour Friday, May 11th 5:00pm-7:00pm; Club Room SUNDAY, MAY 13TH B.Y.O.B. and a snack to share.
2 Don t forget to follow us on Facebook, make sure to look for Broadway Promenade. Memorial Day, on May 28th, is a time to remember and honor those many heroes who have given so much to secure the freedoms we today take for granted here in the U.S. Have a safe, happy and meaningful Memorial Day weekend from your Broadway Promenade Staff. KEEPING YOUR UNIT ENTRY DOORS CLOSED TO THE COMMON AREA HALLS IS A GREAT IDEA! If you need to pull unpleasant odors out of your condo because of smoke, kitchen stinks, or anything else, please utilize your windows and balcony to do so. Pulling it into the common area hallways can create an issue with fellow residents. Thank you! NATHAN S MAINTENANCE TIPS Summer is around the corner and many of our friends and neighbors will be leaving. Here are some reminders and tips for unit shutdown: Water heater: turn off breaker and shut off incoming water. Have A/C unit inspected/serviced prior to departure. Install new filter, set thermostat at 78F and humidistat at 50%. Pour 1/4 cup of unused vegetable oil in garbage disposal for added rust protection. Cover toilet bowls with plastic wrap to avoid evaporation. Bring in all outside/patio furniture, planters, pots and loose items. Unplug non-essential electrical devices and remove batteries. Empty the refrigerator, make sure the ice maker is shut off and ice container is empty. Place open box of baking soda inside fridge to absorb odors. If unplugged, leave doors open to prevent mold. Leave a set of car keys in your unit if you are leaving your vehicle and disconnect the battery. Close and lock all windows and doors & remove screens.
3 RESIDENT REQUEST / CONCERN FORMS These forms are for Association work ONLY. If you need to have work done to the interior of your unit, please contact the appropriate licensed and insured professional. Stop by the front desk and complete a Resident Request / Concern Form if: You see something around the property that may need maintenance attention. There is something you believe management should be made aware of. You have an idea or a suggestion for the Board of Directors or Management. You have a non-emergency type question for our maintenance dept. Please include a phone number and / or an address so we may follow up with you if necessary. This is the only way to make sure the items that are brought to various staff members by residents throughout a day do not get lost track of. Help us, help you! BBQ Attention - Broadway Promenade Owners Thursday, May 10th Pool Deck & Club Room 6:30 pm $5.00 per person B.Y.O.B Hot Dogs & Hamburgers Provided Association Bank Address Change: If you mail your maintenance fee payment directly to the bank, OR if you send payment via your bank s Bill Pay service, please make sure you update the mailing address to: Sabal Palm Bank PO Box 3769 Sarasota, FL Friendly Reminders You may find our 2nd and 3rd shift front desk employees away from their desk for extended periods. This is because they walk the entire building inside and out several times per shift to check for security concerns or building issues. They carry a cell phone with them which has the front desk phone line routed to it. If you need to reach the front desk person for any reason, you just need to call the main phone number or wait and they shall return very soon. If you have an emergency, please call 911. Please know that when you host a party in the Club Room it does not include the services of the Broadway Staff. Please be sure you have accounted for the services you may need before, during & after your event.
